Our most basic prepurchase home inspection is a structural inspection. A structural prepurchase inspection examines the main dwelling structure from the footings to the roof and makes comments on anything structurally related. This does not include any external additions to the house or freestanding other buildings on the property. Our structural inspection meets all the requirements of the REIWA purchase contract clause.

Our recommended and most popular prepurchase home inspection type is our Comprehensive inspection. The Comprehensive prepurchase inspection covers all of the structural items as well as non-structural items and maintenance issues in the house that the inspector detects. These non-structural items include things like fences, gazebos, patios, sheds, leaking showers and. This report gives a more full picture of the house you are purchasing.

To have a truly complete view of your prospective home, we also offer a Comprehensive+ Inspection. This includes all of the features of the comprehensive inspection but we will also compare the existing structures to any plans held by the local council that you can make available, and provide a copy of the Water Corporation sewer diagram. We can also coordinate a team of other experts (electrician, plumber, pool technician, pest inspector etc) to give the property a really through going-over. Comprehensive+ inspections are recommended to be carried out before you make your offer.

We recommend at least a comprehensive inspection to be carried out with every home that changes hands in Perth. This allows for both purchaser and seller to finalise the deal with full knowledge of what is changing hands. Even if the home you would like to purchase was built recently there could be problems with the way that it was originally constructed, or there may have been work done at the house since construction. It is always best to get a fresh, experienced and qualified eye to take a complete look over the place you are going to be investing your savings into and save yourself from hidden problems.
