While there are no formal, government required qualifications to perform prepurchase building inspections in Perth, we believe this situation is wrong. In accordance, it is standard that all of our building inspectors maintain current builders’ registration. This provides our customers with a high level of knowledge and experience in construction in Western Australia.
ABBC Building Inspectors hold all relevant insurances, including professional indemnity insurance, public liability insurance and workers compensation insurance. This means that in the unlikely event that our inspector were to get injured on the job, or get something wrong in their identifying of a problem, ABBC can be relied upon to help you be protected from the consequences.
We adhere to and exceed all of the current Western Australian and Australian reporting standards - but that doesn’t mean our prepurchase building reports are filled with confusing jargon and technicalities. Our reports are presented to you in clear English that anybody could understand to help you avoid misunderstanding all the technical jargon.
Our prepurchase building reports meet all of the required standards set by the Australian standard for building reports. But, our reports also go above and beyond this by meeting and, in some cases, exceeding the optional standards set down by InspectWA. A higher standard of report means better value for you! Our inspection Agreements provide much more clarity as to what our reports cover.
Our most basic prepurchase home inspection is a structural inspection. A structural prepurchase inspection examines the main dwelling structure from the footings to the roof and makes comments on anything structurally related. This does not include any external additions to the house or freestanding other buildings on the property. Our structural inspection meets all the requirements of the REIWA purchase contract clause.
Our recommended and most popular prepurchase home inspection type is our Comprehensive inspection. The Comprehensive prepurchase inspection covers all of the structural items as well as non-structural items and maintenance issues in the house that the inspector detects. These non-structural items include things like fences, gazebos, patios, sheds, leaking showers and. This report gives a more full picture of the house you are purchasing.
To have a truly complete view of your prospective home, we also offer a Comprehensive+ Inspection. This includes all of the features of the comprehensive inspection but we will also compare the existing structures to any plans held by the local council that you can make available, and provide a copy of the Water Corporation sewer diagram. We can also coordinate a team of other experts (electrician, plumber, pool technician, pest inspector etc) to give the property a really through going-over. Comprehensive+ inspections are recommended to be carried out before you make your offer.
Anything that is currently a structural problem, is a non-structural issue or a maintenance item will be mentioned in our Comprehensive and Comprehensive+reports. However, if you would like us to make sure that we take a look at a particular item in the house, we are happy to make note of that too! Just advise us of this requirement before the day of your prepurchase home inspection and our professionals will check specifically on those items..
We at ABBC Building Inspectors do not carry out pest inspections ourselves, but we are happy to arrange one for you through one of our trusted service partners. There are no commission arrangements between us and any of our service partners.
